When a property has bed bugs, the treatment plan usually covers the building but not the residents' clothes and bedding. That gap causes delays, re-treatments and stressed tenants. This guide is for landlords, letting agents, housing providers and pest controllers who want the laundry side handled cleanly.
Who usually organises the laundry?
It varies. Some tenancy agreements and housing policies make the landlord or provider responsible for arranging treatment, while residents handle their own belongings. In supported or temporary accommodation the provider often organises everything. Check your own obligations and policies; we can't advise on legal responsibility. What we can do is make the laundry part simple once you've decided who books it.
How it fits around a pest-control visit
- The pest controller inspects and plans the property treatment.
- Residents bag washable textiles in each room and double-bag them, without shaking items out.
- We collect the sealed bags. They aren't opened at the door.
- Items are processed in our separate specialist facility, at 60°C where care labels allow.
- Clean, folded laundry comes back at a time agreed with the pest controller, so it doesn't return to an untreated room.
Being clear with residents
- Laundry covers accepted washable textiles only — not mattresses, furniture, carpets or the building.
- Laundry alone doesn't eradicate an infestation, and no one should promise that it will.
- Residents don't need to throw away washable belongings by default.
- Bites alone don't confirm bed bugs; inspection by a professional does.
Setting up repeat collections
If you manage several properties or regularly refer residents, send one business enquiry. Tell us roughly how many properties or rooms are involved, typical bag counts, the areas you cover and who should receive updates. We'll come back with how collections can work for you. Standard specialist pricing is published on the service page; anything beyond that is agreed case by case, not assumed.
We're based at 92 Chatsworth Road, Hackney E5, which puts East London — Hackney, Tower Hamlets, Newham, Stratford, Hackney Wick and Fish Island — close by, and we also run routes through the City and IG postcodes.
We don't issue certificates or guarantee pest elimination. We launder the textiles you send and return them clean, folded and packed.
